Julia handles non-contentious Construction & Engineering matters. She advises on the drafting and negotiation of contractual documentation including building contracts, letters of intent, pre-construction services agreements, two stage tenders, professional appointments, warranties, novations, bonds and guarantees. Julia also advises on regeneration and development projects and therefore on development agreements, agreements for lease, licences for alterations and the construction aspects of section 106 agreements. Her projects include the Pinnacle Tower in the City, Brighton & Hove Albion FC’s £60 million stadium, the Hackney and Kent BSF schemes and several NHS LIFT schemes, as well as student accommodation and university facilities, commercial offices, luxury residential schemes, hotels and residential developments. She has a particular specialism advising schools (state-funded/independent) and not-for-profit organisations. She is a member of our Energy & Environment team. Before joining Temple Bright in 2016, Julia was a partner and head of construction at Stone King, having previously worked at DAC Beachcroft and Hammonds in the City.

Experience

Relevant experience at Temple Bright includes:

  • Advising on a successful £3.5m funding application for fire safety remediation work at a development in Hoxton, east central London. This was one of the first successful applications under the government’s Building Safety Fund (BSF).
  • Advising an RTM on the documentation for national housebuilder to remediate fire safety issues that fell outside the BSF.
  • Advising an embedded management company on the documentation with another national housebuilder for the funding of fire safety remediation works to be procured by the management company.
  • Advising a private healthcare client on three phases of works to convert commercial offices into high end, healthcare day surgery facilities in Marylebone, London W1.
  • Advising two prestigious independent schools in the south of England on substantial construction works, one for £10.5m contract for construction of a new boarding house (including appointments of professional consultants), and the other on the documentation for refurbishment of two boarding houses (forming the first stage of a detailed and long term estates management plan).
  • Advising various developers on the documentation needed for their retail and residential schemes including the construction aspects of agreements for lease, building contracts, appointments, bonds, PCGs, novations and warranties.
  • Advising a national public convenience provider on the contracts for the refurbishment of the eight public conveniences in Westminster.
  • Advising a national retailer on its construction procurement strategy for its estate and the various projects forming part of its development and growth plan.
  • Advising ultra high net worth individuals on their personal building projects (£10m+), their commercial developments and various other residential developments.
  • Developing and continuing to grow the firm’s consultant advisory practice to advise other professional firms in construction including architects, landscape architects, structural engineers, interior designers, planning consultants, surveyors and project managers.
