Ian Davies

Ian handles Real Estate matters, with a particular focus on development work, and works closely with Temple Bright’s Planning and Construction teams. He has over 25 years’ experience on complex transactions across commercial, mixed use and residential projects on brown and greenfield sites. He primarily acts for developers and land promoters, advising on all aspects of sales, purchase, development and promotion transactions including conditional contracts, land promotions, options, overage, deferred consideration, collaboration/equalisation arrangements, property joint venture models and development agreements. He also advises developers on development funding, including forward funding for commercial assets and senior and mezzanine debt funding. Before joining Temple Bright in 2016, Ian trained and work for six years at City firm Trowers & Hamlins, before working for DAC Beachcroft in Bristol. Ian has been recommended by the legal guides Chambers UK and The Legal 500.

Experience

Relevant experience at Temple Bright includes:

  • Lead lawyer for the promoter/developer on a circa £45m multi-site mixed use scheme in Gloucestershire.
  • Ongoing advice for a South East based commercial developer on its various forward funding deals (£5-25m).
  • Lead lawyer for the landowner in a £26m mixed use town centre redevelopment (offices, retail and residential) under a subject to planning sale and leaseback deal.
  • Advising the Co-operative (starting in 2007, through previous firms) on its ongoing programme of new build retail units in the South West.
  • Advising and acting for a regional private fertility business on in its acquisition and construction of its new fertility clinic in Bristol.
