Temple Bright supports Three Cheers Pub Co. in launch of first new pub in King’s Road, SW3 in over 100 years

London and Bristol law firm Temple Bright has advised Three Cheers Pub Co. with the leasehold acquisition and financing of their new premises in London SW3. The Trafalgar will be the first new pub to open on Chelsea’s King’s Road for around 100 years. The Grade II listed building, a former bank falling within the prestigious Cadogan Estate, will benefit from a £2.4 million refurbishment across two floors, transforming it into a high quality public house that reflects the character and history of the area. A unique basement space will be dedicated to entertainment and private parties.

Three Cheers Pub Co., a small collection of handsome pubs in London, was established in 2003 by old school friends Tom Peake, Mark Reynolds and Nick Fox. The Trafalgar will make up the tenth pub in the group – described by the team as “the most notable pub to date”.

Temple Bright provided legal support throughout the process, working with the landlord, The Cadogan Estates, to carefully coordinate fit-out, operational and management requirements with the important heritage restrictions of the site.

Will Forrest and Aaron Bennett made up the real estate team at Temple Bright, with the involvement of Will Whitt (banking) and Simon Jones (corporate).

Nick Fox, Finance Director at Three Cheers, said: “We are delighted to be opening The Trafalgar on the King’s Road. As our tenth pub, in an iconic location in the heart of Chelsea, it will be a flagship outlet for Three Cheers and the culmination of years of careful development of our brand and expansion of our portfolio.

“Temple Bright advised us on site acquisition and financing. Will Forrest and Aaron Bennett gave surefooted guidance on the duties on the occupier of such a prestigious, historic venue, working collaboratively with our landlord, The Cadogan Estates. Will Whitt and Simon Jones gave invaluable support on legal structure and funding.”

Will Forrest said: “We are delighted to have assisted The Three Cheers Pub Co. with this important transaction. We look forward to seeing their vision come to life and The Trafalgar establishing itself as a go-to London venue in an incredible location.”

Temple Bright co-founder Tim Summers said: “We are privileged to have been involved in this pivotal deal for Three Cheers, their tenth pub and one which breaks a long hiatus for new entrants on the King’s Road. Such opportunities are rare indeed and this is a fitting reward for all Nick, Mark and Tom’s hard work, sound judgement and creativity over more than two decades, spent cultivating a truly elite London pub brand.”

Temple Bright was launched in Bristol in 2010 using a tech-enabled, streamlined business model. It opened its second office in London EC2 in 2013 and now has more than 75 partners, evenly spread across the two locations. The firm advises clients across a range of sectors, with significant expertise in real estate work.
